Declaration of Covenants, Conditions and Restrictions For The Villages of Maple Ridge
 

In addition to all applicable building codes, zoning and other restrictions now existing or hereinafter enacted, the parcel owners in The Villages of Maple Ridge will conform to the following general guidelines: 

· Lots are restricted to a single-family residence and one detached structure such as a storage building, home workshop or garage for Sterling Heights, Madison Crest, Brittany Meadows & The Reserve.
· Detached structures must be located behind the primary structure, must be built on a solid masonry foundation, and shall not occupy more than 30% of the rear yard or exceed 24 feet in height.
· Accessory structures cannot be constructed before the construction of the house.
· All detached structures must be the same architectural style and have the same materials and color scheme as the residence.
· Homes will be traditional in nature featuring gables, dormers, and/or porches.
· The Architectural Review Board (ARB) reserves the right to reject houses of mixed styles.
· Houses shall not exceed two-stories in height and must be built over a crawl space, raised slab or basement foundation. (See specific requirements for each village.)
· Exterior building materials must be a permanent type. Masonry block is not permitted.
· The windows, architectural detail, awnings, canopies, and trellises of the structure shall be consistent with the architectural character and color of the house.
· All garbage and trash must be kept in covered containers inside a concealed or enclosed area.
· All mechanical equipment shall be located on the rear or the rear of a side elevation of a building and should be screened with approved vegetation or structure.
· Houses are to be constructed on the lot with the front facade facing the street. Houses in cul-de-sacs shall face the center of the cul-de-sac.
· No two homes shall have the same elevation or identical exterior color scheme side by side or directly across. All exterior colors must be reviewed and approved by the ARB.
· All patios and decks must be architecturally compatible with the home. Such structures are to be constructed of masonry or treated wood materials.
· All posts, columns and railings located on the front or sides of the house must be painted or made of vinyl that is a complimentary color.
· Driveways will provide off-street parking for at least 2 and not more than 3 cars.
· The surface materials for driveways shall consist of asphalt, concrete (brushed or stamped), brick, brick pavers, or exposed aggregate.
· All vehicles parked within the subdivision shall be licensed, and operate, and shall have a current state inspection sticker.
· Recreational vehicles shall be stored in a completely screened manner and shall not be visible from off-site locations.
· All-terrain vehicles and off-road motorcycles shall not be operated within the development either on private property, on the streets, or in the common areas.
· A walkway must be provided from the driveway to the front door and constructed of asphalt, concrete, brick, brick pavers, exposed aggregate concrete, stone, flagstone or slate set in a cement mortar bed.
· Accent fencing in the front yard must have prior approval by the ARB.
· Chain link fencing will not be approved except for tennis courts or swimming pool enclosures, in which case they shall be constructed with dark green or black vinyl coating of posts and fabric.
· Fencing materials must be compatible in style and color to the house and the fencing shall have the finished side facing the adjacent property lines and street.
· The developer will provide and install the mailbox upon completion of the house. These mailboxes and paper boxes are the only ones permitted to be used.
· Exterior post lamps, low intensity landscape lights and decorative carriage lights are permitted. No house mounted flood lights shall be permitted on the front or sides of the residence. Lighting shall not be a nuisance to other property owners.
· The clearing of mature trees over 6? in diameter shall be limited to those areas required to accommodate the house, customary accessories and those limited areas required to permit utility service and driveways.
· Landscaping in the front and sides yards and visible to neighboring properties or from the street must be accomplished in a manner that does not detract from the general appearance of the development.
· The minimum landscaping for each residence is (10) 3-gallon shrubs, (4) 5-gallon shrubs, (2) 7-gallon shrubs and (1) shade tree and (1) ornamental tree to be planted in the front or side yard of each lot.
· Exterior landscape structures, fountains, ponds, birdbaths, flagpoles, and other decorative objects are not permitted in front yards unless approved by the ARB.
· All electric, gas, telephone, cable and other utility services shall be placed underground. No antennas will be permitted for ham radio operators or television reception.
· In-ground swimming pools and hot tubs are permissible in the rear yard and must be covered or have fencing around the perimeter for safety measures. Above ground swimming pools are prohibited.
· The installation of any satellite dish must conform to the Town or County Ordinances and the location of the satellite dish and the screening thereof shall be subject to review and approval of the ARB.
· All recreation and playground equipment including, but not limited to, swing sets, play gyms, sand boxes, play forts, etc. may not be placed on common grounds nor in the front or side yards.
· Recreation and playground equipment is restricted to the rear of the home and must be constructed of natural building materials and finished with products that compliment the residence.
· Large solar collectors located on the house or on the lot are prohibited. Any other solar application may be approved by the ARB if deemed to have a minimal impact on the community.
· Seasonal decorations may be displayed for a period not greater than 30 days before and 30 days after such holiday.
· Grills that are permanent in nature must be approved by the ARB. 


VILLAGE 2 ? STERLING HEIGHTS 

(The specific guidelines listed below will supersede any general guidelines.) 

· Minimum above grade square footage ? 2,200 for single story homes; 2,500 for 2 story residence
· Structures within this village are to be substantially different in exterior appearance.
· Minimum ceiling heights ? 9? first floor, 8? second floor
· Residential structures must be built over a basement or crawl space.
· All structures must have a brick or stone veneer from ground level to exterior finish.
· Exterior siding - cypress, cedar or redwood siding, brick, stone masonry, Hardiplank or beaded vinyl
· Roofs ? minimum 30-year dimensional/architectural shingle, cedar shingles or shakes, slate, standing-seam metal or an ARB approved alternative
· Garage doors should be located on the side or back of the house.
· Driveways and sidewalks - aggregate or stamped concrete, brick pavers, or ARB approved alternative 


VILLAGE 3 ? MADISON CREST 

(The specific guidelines listed below will supersede any general guidelines.) 

· Minimum above grade square footage ? 1,200 for single story homes; 1500 for 2 story residence
· Minimum ceiling heights ? 8? first and/or second floor
· Residential structures must be built over a basement, crawl space or concrete slab.
· Foundations may be constructed of masonry block but must have brick or stone veneer on the front elevation and the remainder of the foundation may be covered with masonry or stucco from the ground level to the exterior finish.
· Exterior siding materials ? Hardiplank, Cemplank, brick, stone masonry, or vinyl
· Roofs ? minimum 20-year shingle or ARB approved alternative 


VILLAGE 4 ? BRITTANY MEADOWS 

(The specific guidelines listed below will supersede any general guidelines.) 

· Minimum above grade square footage ? 1,500 for single story homes; 1,800 for 2 story residence
· Minimum ceiling heights ? 8? first and/or second floor
· Residential structures must be built over a basement, crawl space or concrete slab.
· Exterior siding materials ? Hardiplank, Cemplank, brick, stone masonry, or vinyl
· Roofs ? minimum 20-year shingle or ARB approved alternative
· Garage doors should be located on the side or back of the house. 


VILLAGE 5 ? THE RESERVE 

(The specific guidelines listed below will supersede any general guidelines.) 

· Minimum square footage ? 2,200 for single story homes; 2,500 for 2 story residence
· Structures within this village are to be substantially different in exterior appearance.
· Minimum ceiling heights ? 9? first floor and 8? second floor
· Residential structures must be built over a basement or crawl space.
· All structures must have a brick or stone veneer from ground level to exterior finish.
· Exterior siding - cypress, cedar or redwood siding, brick, stone masonry, Hardiplank or beaded vinyl
· Garage doors should be located on the side or back of the house.
· Driveways and sidewalks - aggregate or stamped concrete, brick pavers, or ARB approved alternative
· Roofs ? minimum 30-year dimensional/architectural shingle, cedar shingles or shakes, slate, standing-seam metal or an ARB approved alternative
